Purchase of leasehold residential property : London, SW15 – Conveyancing in Putney – exchanged

Conveyancing questions were submitted the same day of receiving the sales contract (including Transfer Deeds).

The Land Registry Office revealed that the sellers had owned the property for less than five years. Because of this there is a danger that the transfer of the property to the seller could be set aside. So it needed to be established if the property within that five year period was a transferred at Undervalue.

The Land Registry also found a right of way. Our conveyancing lawyer found that the right of way was used without interruption or nuisance to the sellers. The Land Registry also found the property was subject to restrictions/rights/covenants as set out in a transfer dated 09/03/1960. The sellers conveyancing solicitor/licensed conveyancer found that the aforementioned restrictions/covenants etc. had been fully complied with.
