March 2009 our specialist conveyancing Paddington team of Fridaysmove were instructed on the purchase for a 62 year leasehold for a residential home valued at £631, 750 this property is located at: Sussex Lodge, Sussex Place, West London, W2.

The local authority for this property is" target="_blank">Westminster City Council . This property is located in a conservation area. This property is a listed building. Checks were made to make sure all previous works at the property complied with the listed building requirements and planning permissions. This is a notice served on a Local Authority where Listed Building consent is refused or is granted subject to onerous conditions, and where the owner can demonstrate that land is incapable of reasonably beneficial use. It was also found that the Hackney Railway Line Extension Project railway scheme was could be affecting this area. Investigations were made to make sure there would not be any problems affecting the properties structure. Property also had Planning permissions affecting this property. Property had been owned for less than five years, this could have an impact on the value of the property causing it to be sold at undervalue.

The Seller's Property Information Form (SPIF) as supplied by the vendors was more than two months old, so had to be refreshed. The sellers property information form is part of the Law Society's National Conveyancing Protocol to be completed by a seller in a conveyancing transaction. It is not a compulsory document for a HIP. The sellers property information form gives details about the property  such as neighbour disputes and boundaries and the answers therein are legally binding on the seller.
