Lawyer legal skill enables property sale in Walton-on-Thames

In February 2008, our specialist conveyancing Walton On Thames team took instruction on the purchase conveyancing for a 99 year leasehold, for a residential home valued at around £183, 000. 00.  This property was located at Walton On Thames, in Surrey.  The local authority area of the home is Elmbridge Council.

Additional conveyancing questions were asked within the same day of receiving legal papers.

Also, the handling conveyancer discovered that there were planning permissions affecting this residence.  Searches made by the conveyancer, revealed that the property was at risk of natural flooding (as shown on area environmental searches).  We needed to check with the vendors whether or not the property had ever suffered from flooding, as well as make sure that the insurance would be available to cover the risk of flooding.

The Land Registry Office copies that were supplied revealed that the vendors had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.
