Purchase of leasehold residence: Conveyancing Mitcheldean, Gloucestershire, GL17

Fridaysmove conveyancing Gloucestershire group, in September 2009, acted on the purchase conveyancing for a 99 year leasehold, for a residence located at Mitcheldean.  This property was in the local authority of Forest of Dean Council, and was valued at around £76, 000. 00.

The Land Registry Office Copies that were supplied revealed that the registered owners had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.

The property was subject to restrictions, a Land Registry document revealed, as set out in a transfer that was dated 26th September 2006.  It was important that we checked with the registered owners conveyancing specialist that these restrictions had been fully complied with.

Our Gloucestershire conveyancing team obtained the landlords consent to assign the lease.
