Purchase of leasehold property: Conveyancing Church Place, Brighton, East Sussex, BN2

Our expert team Conveyancing in Brighton and Hove acted on the purchase conveyancing for a 125 year leasehold, for a property valued at around £180, 000. 00.  This was in January 2008, and the local authority of the area was Brighton and Hove Borough Council.  

The national average for a conveyancing matter to be completed is 90 days – Fridaysmove completed this matter within 50 days.

The local authority search revealed that Church Place was part maintained and part private & was an unadopted road in this area.  This was of concern to the buyer and their mortgage lender, so further investigations needed to be made and with the sellers as to ownership of the road and practical arrangements in terms of maintenance and upkeep.

The Land Registry documentation revealed that the property was subject to restrictions, that were set out in a conveyance dated 25th January 1985.

It was very important that we checked with the sellers conveyancing solicitor that these restrictions had been fully complied with.
