Fridaysmove Conveyancers: Our property conveyancing Honor Oak team handled the purchase for a 125 year leasehold for a property that was valued at £220, 000, property is located at Belvoir Lodge, 101 Over Hill Road, East Dulwich, London, SE22.

Area local authority: http://www.southwark.gov.uk/" target="_blank">Southwark Council Borough Of London . A risk of natural subsidence was uncovered on this property. It was found that there were Planning permissions affecting this residence including a risk of natural subsidence. A discrepancy was found between the vendors sale and purchase contract and the Official Copies. This has been checked out to make sure it has been signed by the same person. When the conveyance is completed the deeds will go to the Land Registry who will register the new owner and any new lender. Property also has restrictions/rights/covenants as set out in a conveyance dated 29/06/1875.  

It was important that we check with the vendors conveyancing solicitor that the aforementioned restrictions/covenants etc. had been fully complied with.

The Contract: The form of legal agreement prepared in duplicate for signature by the seller and buyer setting out all the legal rights and obligations agreed between them. It sets out the main terms such as the property, the price and the names of the parties and also deals with the process if something goes wrong. The seller's solicitor draws up two copies of the same contract, and each party signs their own copy. When both parties are ready to legally commit, the two contracts are exchanged.
