The local authority for this area is" target="_blank">Barnet Council . A risk of natural subsidence was uncovered. Additional enquiries were raised the same day of receiving letter with draft contract papers (including Standard Conditions of Sale, Official Copies, Land Registry Documentation).

The handling conveyancer found there was Planning permissions affecting this residence. A risk of natural subsidence was uncovered. There was a discrepancy between the sellers draft contract papers, against the Official Copies. This needed to be clarified, as our conveyancing lawyer needed to be sure the registered owner and the seller were one of the same.

The Land Registry documentation revealed the property was subject to restrictions/rights/covenants as in a conveyance dated 03/04/1900. Checks were made with the sellers conveyancing solicitor making sure these had been complied with.

Land Registry: The searches at the Land Registry to check matters affecting the property and to get up to date copies of the Land Registry entries that relate to the property. On completion the conveyancer will send the deeds to the Land Registry who will register the new owner and any new lender.
