Purchase of freehold residential property : North Tawton, Devon, EX20

In May 2008 Fridaysmove conveyancing Okehampton team handled the purchase conveyancing for a freehold for a residential property valued at around £600, 000. 00 located at North Tawton, Devon, London, EX20.

This property is in the local authority area of West Devon Council –

Comprehensive conveyancing questions were submitted within the same day of receiving sale contract (including Transfer Deeds). As this property is in a conservation area, conveyancers need take extra precautions in case any alteration have been made. The property was identified as a listed building.

We needed to obtain a copy of the listing and insure that all previous works at the property complied with the appropriate listed building requirements and planning permissions. The local authority search revealed that Rd was an unadopted road in this area. This was of concern to the buyer and their mortgage lender. Further investigations need to be made and with the sellers as to ownership of the road and practical arrangements in terms of maintenance and upkeep.

A right of way was revealed in the Office Copies supplied by the Land Registry. Our conveyancing lawyer ensured that the right of way was used without interruption and without causing a nuisance to the sellers. The Land Registry documentation revealed that the property was subject to restrictions/rights/covenants as set out in a conveyance dated 22/08/1985.
