Purchase of freehold residential property on Ray Mill Road East, Maidenhead, Berkshire

Our residential conveyancing Maidenhead team, in April 2008, conducted the purchase conveyancing for a freehold, for a home valued at around £317, 500. 00.  It was located at Ray Mill Road East, in Maidenhead.  The local authority for this residence was Windsor Council.

Conveyancing enquiries were emailed within the same day of receiving contract papers (including conveyancing searches, Official Copies, Copy Deeds).  Environmental searches revealed that there may be a chance of shallow mining affecting the area.

Radon Gas was discovered, by conveyancing searches, to be a potential risk in this particular region.  Planning permissions also affecting this residence.

The conveyancing searches revealed that the property was also at risk of natural flooding.

We needed to check with the vendors whether or not the property had ever suffered from flooding, as well as making sure that the insurance would be available to cover the risk of flooding.
