During January 2009 our property conveyancing Battersea team previously acted on the purchase for a freehold for a property valued at £1, 410, 000, located in South West London, SW11.

It was found that there were Planning permissions on this property. this was investigated by our conveyancing in Battersea planning department.

The Land Registry Office found the vendors had owned the property for less than five years, this could cause for the property to be sold at undervalue and causing the sale to be stopped. There was also restrictions/rights/covenants set against this property in a conveyance dated 23/11/1894, checks were made to make sure these had been complied with.

Covenants are: Rules and conditions contained in the Deeds or Lease that relate to the upkeep of the property or place restrictions on its use. Some covenants are said to 'run with the land', meaning that the burden or benefit of the covenant is passed to the buyer of the land on transfer of the title.
