Home purchase in Northfield Place, Weybridge, Exchanges

In August 2009, Fridaysmove residential conveyancing Weybridge team were instructed to act on the purchase conveyancing for a freehold, for a property valued at around £635, 000. 00.  This property was located at Northfield Place, Weybridge.  The local authority area of the residence was Elmbridge Council.

Additional enquiries were raised within the same day of receiving letter with draft contract papers (including Standard Conditions of Sale, Official Copies, Land Registry Documentation).

The local authority search revealed that Northfield Place was an unadopted road in this area. This was of concern to the buyer and their mortgage lender, so further investigations needed to be made with the sellers as to ownership of the road and practical arrangements had to be made in terms of maintenance and upkeep.

The handling conveyancer discovered that there were planning permissions affecting this residence.  The Land Registry documentation revealed that the property was also subject to restrictions/rights/covenants, as set out in a transfer dated 25/07/2002.  It was important that we checked with the sellers conveyancing solicitor that these restrictions had been fully complied with.

The managing agent was Field Place Weybridge Residents Association Limited.

The property lawyer, Mary Spiteri-Panayi, was in charge of conveyancing in the Webridge area, in Surrey.

The estate agent's memo of sale, detailing the sellers conveyancing solicitor, was obtained shortly before receiving the letter with draft contract papers.  The estate agent was Hamptons (branch covering Weybridge).

The seller's conveyancing solicitor in Weybridge was Scott Bailey LLP.
