Purchase of freehold dwelling: Conveyancing Radlett, Herts, WD7

In September 2009, Fridaysmove conveyancing Radlett team conducted the purchase conveyancing for a freehold, for a property in Radlett, Hertfordshire.  This property was valued at around £430, 000. 00.  This house was in the local authority of Hertsmere.

Detailed conveyancing enquiries were faxed over within the same day of receiving draft contract documentation (including Transfer Deeds, Standard Conditions of Sale, replies to Requisitions on Title).

This property was sold under a Grant of Probate and under the circumstances, it was important to ensure that all legal documentation relating to the Grant of Probate were in order.  This was so that the Land Registry formalities could progress without any issue.

The Land Registry documentation revealed that the property was subject to restrictions/rights/covenants, as set out in a conveyance dated 28/08/1938.  It was very important that we check with the registered owners conveyancing lawyer that these restrictions/covenants etc. had been fully complied with.
