A Defect is any non-conformity with standard or shortfall in performance of an element of a property. It is synonymous with ‘fault’.

The main focus of Home Buyers Surveys is to uncover any Defects within a property. There are as many possible kinds of Defect as the imagination will allow, including:

  • The electrical system is not up to date
  • The roof is leaking
  • The floor is sloping
  • Paintwork has become thin and patchy
  • A surface is stained
  • The Chimney needs re-pointing
  • The sealant in the shower has come unstuck
  • Etc… Etc… Etc…

When you obtain a Home Buyers Survey, you can expect a detailed account of all the Defects within a property and the level of urgency with which they should be treated. This is opposed to Mortgage Valuation Surveys do not guarantee to discover every Defect.
