Thinking of moving home this year? Well, get your skates on because March 17 is apparently the ideal day to market your home for sale.
Research by online estate agents Emoov suggests mid-March is the perfect time to get an estate to put your home on the market so you achieve a smooth sale.
Emoov came up with March 17 as the optimum start date for a sale after looking at which month of the year saw the most residential property transactions. They then used research by the Post Office on the average number of days it takes to sell a home, which was 96 days in 2017.
In 2017, June was the busiest month in the property market so Emoov counted back 96 days from mid-June to land on March 17 as the ideal day to start your house sale.
Emoov used the Post Office research on the regional variations in average sale time alongside the busiest month for transactions locally to come up with an optimum market day for each region of the UK.
So, if you’re in London, you’ve missed the boat this year. As it takes on average 111 days to sell in the capital, your prime date is February 24.
Best possible position to find a buyer
However, properties in Manchester sell in 71 days, and as they have two jointly busy months for sales in June and August, you can take your pick from April 5 or June 5 as the ideal time to get on the market.
Bristol has the shortest average sale time of just 61 days with August the busiest month for sales in the West Country town. Circle June 15 in your calendar for that date with the estate agent.
Russell Quirk, Emoov’s chief executive, said: “It’s likely that buyer interest may remain subdued over the coming year, and so those serious about a sale should ensure they put themselves in the best position possible to find a buyer.
“Although June may seem a long time away yet, those looking to hit the market peak should already be thinking about listing their home over the coming weeks.”
