London Surveyor warns of invisible asbestos in ceilings

A Surveyor assessing a 20-year-old flat in North London has raised concerns about asbestos in the ceilings.

Our client Ms W, ordered a Property Survey in London to evaluate the condition of a potential purchase. She would have been pleased to be warned about the risk involved in carrying out repairs to the ceiling.  

The Chartered Surveyor said: “Some textured paint coverings are believed to contain asbestos cement. This material can be harmful to health if disturbed on a DIY basis. I recommend that they should be left undisturbed. Alternatively, the ceilings can be re-plastered by a competent person without having the need to remove these coverings. ”

According to the City of London, there is a potential risk from the hazardous material in any properties more than 15 years old.  

The City’s website states that it is important: 

  • To treat asbestos with respect.
  • Not to drill, saw or disturb materials that may contain the substance.
  • To seek advice if there is a problem with asbestos in your home.  

Rotting windows frames need retouching

The Property Survey in London also showed a problem with the external casement window frames, which showed signs of breakdown.  

The Surveyor advised the client to ask a competent person to overhaul the frames. They should thoroughly prepare the windows by removing all loose and flaking decorative finishes in order to avoid paint building up around the edges when re-applying suitable coatings.

Convenient location in multicultural Islington

The flat was in the London Borough of Islington conveniently located close to:

  • Holloway Road tube station
  • Local shops
  • Tufnell Park Playing Fields.     

Holloway is one of the most densely populated areas in London and is home to a culturally diverse population.  

Like many other parts of Islington, the district has experienced many improvement works on buildings and houses and the gentrification of the area is well on its way.  

Other noticeable features of the neighbourhood are the Emirates Stadium, the home ground of Arsenal F. C, and the north campus of London Metropolitan University.  

Armed with this Surveyor's advice Ms W would be able to avoid the health risk lurking overhead.
