Fridaysmove has a range of services designed to help Leaseholders obtain a 90 year Lease Extension using Government legislation.  These services are;

Lease Valuation

A Lease Valuation provides a valuation of your property plus a technical valuation of the premium payable for a 90 year Lease Extension for use in any negotiations with the Freeholder.  

A desktop valuation is created by a RICS Surveyor and costs £399 including VAT.  It is not necessary to visit your property as it is based on historical data.  In many cases, the Landlord/Freeholder will accept this Valuation and at this point you may be able to agree the costs accordingly.

Serving a Section 42 Notice on the Freeholder

Serving notice involves preparing the official documentation to present to the Landlord/Freeholder and serving them correctly.  Our Fixed Fees for Serving Notice are £580 including VAT.

Lease Negotiation

This involves all ongoing discussions with the Landlord/Freeholder with the objective of agreeing an ideal premium for the Lease Extension.  Negotiation is at the core of the process of extending a lease.  Ultimately the price is best agreed – as taking the case as far as a Leasehold Valuation Tribunal should only be considered as a last resort.

Negotiating should always be done with professional advice – and with at least a proper Lease Valuation in hand.

Fridaysmove can arrange for a Lease Specialist to take on the negotiations on your behalf.  This helps considerably, particularly when the negotiations get difficult and begin to concentrate on the complex valuation rules contained in the legislation.

Attending a Leasehold Valuation Tribunal

Should the negotiations be unsuccessful then the Leaseholder has the option of taking their case to the local Leasehold Valuation Tribunal.  Fridaysmove can arrange proper case preparation and representation with experienced Specialists.

Unfortunately we cannot offer a Fixed Fee for LVT attendance as the proceedings are hard to predict.  Call to discuss.
