Lakeside home reported to be in robust shape by Property Survey in Wigan

A three-bedroom, semi-detached home has been assessed by a Property Survey in Wigan and found to be in outstanding condition.

The property was located in a quiet, residential street whose local amenities included:

  • Schools
  • Grocery Stores
  • Doctors' surgery
  • Regular bus route
  • Pubs
Surveyors regularly report on these matters, despite them being outside the apparent remit of a Property Survey, because they do have a material impact on the valuation of a home.

Property Survey in Wigan reveals private lakeside in suburbia

The real feather in this property’s cap was not what lay out the front door, but the view from the back.

Scotsman’s Flash is a large lake that the home’s backyard used as its boundary. The lake and associated nature reserve are valued by walkers, sailors and birdwatchers. The reserve was created to protect the rare species of bird and plant which exist on the lakeside.

Commonly sighted bird species include the Tufted Duck,  Purple Heron,  Spoonbill,  River Warbler and Pectoral Sandpiper.  An amateur ornithologist could have a lot of fun without ever leaving their back porch!

Only a few touch-ups required in Property Survey in Wigan

The traffic light system employed by Chartered Surveyors designates areas of the house as:

  • Red: Urgently in need of repair.
  • Amber: Repair required, but not immediately.
  • Green: In good condition; normal maintenance required.

This Property Survey in Greater Manchester was generally very positive about the 1970s home, describing its condition as “very good”. Exceptionally for a house of this age, the Home Buyers Survey returned no repair work that was rated as urgent.

Even more unusually, there were only two repair jobs listed at all.

  • Repointing the cement roof verge.
  • Installation of lintels above external doors.

These received an amber rating.

This Wigan home buyer would have been thrilled to find out that the property they were considering was in such fine condition. This Property Survey in Wigan would have given them no cause to reconsider the purchase – particularly if they were birdwatchers.
