What if my environmental search fails?
If your environmental search fails, in the first instance you should check to make sure that the planning history of the property is correct. An environmental search can sometimes come up with a failed result just for identifying a ‘potential risk’, which is often based on the fact that no date was available at the time. Try and obtain any evidence that could invalidate the findings (from a certificate or other legal documents). A failed report can still be modified in the future.
