Fridays Legal lawyers complete conveyancing in just 39 days on leasehold property located in Tower Hamlet, London

In March 2008 Fridaysmove conveyancing Canary Wharf and Poplar team took instruction on the purchase conveyancing for a 999 year leasehold property valued at around £1, 235, 000. This leasehold property is located at New Providence Wharf, 1 Fairmont Avenue, London, E14.

The local authority area of the residence is" target="_blank">Tower Hamlet Council . Fridaysmove Legal property lawyer s finished the conveyancing on this transaction in 39 days of receiving the legal papers from the vendors licensed conveyancer.

The Land Registry Office revealed that the vendors had owned the property for less than five years and there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue. There was a concerning discrepancy between details of the vendors as per the legal papers as against the Official Copies.

Transfer at Undervalue: The transfer of property or an interest in it (for example a transfer by the owner into the joint names of himself and another) by way of gift or for a price less than the current market value of the property.

This was obviously significantly important to clarify because our Fridaysmove conveyancing lawyer needed to be sure that the registered owner and the seller on the contract were one and the same. The Land Registry documentation revealed that the property was subject to restrictions/rights/covenants as set out in a transfer dated 02/10/2002. It was important that Fridaysmove check with the vendors licensed conveyancer that the aforementioned restrictions/covenants etc. had been fully complied with.

Alyson Stevenson was the Fridaysmove Legal property lawyer in charge of conveyancing in Canary Wharf and Poplar, Tower Hamlets, East London.

The estate agent's memorandum of sale detailing the vendors licensed conveyancer was obtained shortly before receiving the legal papers. This outlines the sale/purchase property, the Buyer and the Sellers details and details of their respective legal team. A  Memorandum of Sale simply records the agreement reached between the parties subject to contract and forms no part of a contract for the sale of the said property between the parties.

The estate agent was the" target="_blank">Felicity J Lord branch covering Canary Wharf and Poplar.

The seller's conveyancing solicitor Canary Wharf and Poplar was Alexander JLO.
