More homes than ever before are being built on areas with a high flood risk in England. New data on land use change statistics shows that 11 percent of all new residential addresses created in 2016-17 were in high flood areas, compared to 9 percent of addresses the previous year.
According to the Environment Agency, 10 percent of England’s land mass is in areas of high flood risk, such as river and coastal floodplains. These areas are said to be at risk of a 1 in 100 chance of flooding every year from rivers or a 1 in 200 chance of sea flooding.
The land use change statistics are compiled by Ordnance Survey for the Ministry of Housing, Communities and Local Government.
Protecting your investment is crucial
As demand for new housing grows, areas once ruled out for development because of environmental risks such as flooding are now being built on. And with the Environment Agency estimating that one in six properties in England and Wales, a total of 5.2 million, are at risk of flooding, that number is only going to increase.
That means anyone buying a home in such an area should protect their investment by asking their conveyancing solicitor to commission a flood risk report as part of the Environmental Search done when purchasing a property.
This report will estimate the level of flood risk to a property, ranging from minimal to very high, and also take into account flooding from sea and river, surface water and ground water. Importantly, the report will advise on whether the property can be insured against the flood risk.
