Conveyancing on the Purchase of Freehold Property in Beckenham, Kent – Conducted by Fridays Legal Services

In September 2008 Fridaysmove licensed Beckenham conveyancing team conducted the purchase conveyancing for a freehold residence valued at around £370, 000. The property is located in Beckenham, Kent.

The local authority area of the home is" target="_blank">Bromley District Council .

Fridaysmove Legal property lawyer s sent the detailed enquiries within the same day of receiving conveyancing documentation. A right of way was revealed to us in the Office Copies supplied by the Land Registry. A right if way is a right which gives a person access across certain property . (Usually land owned by someone else). Our conveyancing lawyer ensured that the right of way was used without interruption and without causing a nuisance to the registered proprietors.

The Seller's Property Information Form (SPIF) as supplied by the registered proprietors was more than two months old and therefore we needed to have this refreshed. The sellers property information form is part of the Law Society's National Conveyancing Protocol to be completed by a seller in a conveyancing transaction. It is not a compulsory document for a HIP.

The sellers property information form gives details about the property  such as neighbour disputes and boundaries and the answers therein are legally binding on the seller. This document outlines the sale/purchase property, the price, the Purchaser and the Seller’s details and details of their respective conveyancing teams. It is worth noting that a Sales Memorandum  does nothing more than record the agreement reached between the parties subject to contract and forms no part of a contract for the sale of the said property between the parties
