Conveyancing completes on schedule for Walsall buyer

Solicitor Stephanie Gerstler was instructed to handle the Conveyancing in Walsall for the sale of a semi-detached abode on Elmbank Road, Walsall, West Midlands, WS5.

Upon instruction, copies of all title deeds were obtained by Stephanie and the sellers were asked to fill out a detailed questionnaire. After an offer of £140, 000 was accepted for the dwelling, a draft contract of sale and a comprehensive package of the legal information pertaining to the property were sent to the buyer’s Solicitor for review.

There was a mortgage restriction registered against the home and Stephanie requested a settlement figure from the lender to ensure that all formalities required for discharging the restriction could be completed before the final exchange of contracts.

Conveyancing in Walsall on behalf of the buyers was dealt with by Kenneth Curtis and Co Solicitors on 88 Aldridge Road. Stephanie liaised with all parties to ensure that the transaction completed according to schedule.

The buyer’s Solicitor carried out a local authority search for Conveyancing in Walsall via Walsall Council at The Civic Centre, Walsall, West Midlands, WS1 1TP; additional enquiries raised after receiving the search results were responded to promptly by Stephanie and her clients.

The search covers everything from nearby development plans and road schemes to planning applications and permissions. Since the scope of the search is limited to a 200-metre radius of the property, any specific concerns should be brought to the attention of your handling Solicitor.

Although it was not a concern in this transaction, contaminated land can also arise as an issue in property transactions. If your residence is on polluted land and the original polluter cannot be traced, you could technically be liable for cleaning it up and compensating anyone affected. As more homes are built on brownfield or previously used industrial sites, it is a priority of Solicitors when Conveyancing in Walsall to investigate this matter.

The estate agent was the Connells branch located at 57-59 Bridge Street, Walsall, West Midlands, WS1 1JQ. Details from the agent were forwarded to the buyers shortly after the final exchange of Conveyancing contracts.
