The Government has suspended the HIP (Home Information Pack), but an EPC will be required to be produced by the seller within 28 days of going on the market.
It’s not yet clear how this will be enforced and there isn’t an obvious existing regulatory mechanism. The potential buyers could be encouraged to look for the EPC or at least the energy efficiency ratings on the Property Particulars.
The Home Information Pack scheme was officially abolished in England and Wales in January 2012. The EPC scheme remains in place, and all homeowners looking to sell or let their property must have an up-to-date EPC.
