Both Simon and his clients were amused by one of the old restrictive covenants which affected the title, as set out in the register. Such restrictions are often found in deeds when undertaking Conveyancing in Leicester, and prohibit the owners from carrying out various activities on a property. They are often imposed by landowners and developers with the intention of ensuring that an estate retains its character, and that properties are not used for trade purposes.

The covenants affecting this dwelling dated from 1921 when it had been built. Most were fairly common ones, but this was the one which caught Simon’s eye:

“... No pigs shall be kept within 75 yards of Colby Drive ... except in the case of Lot 11. The purchaser of Lot 11 must keep any pigs as near the boundary furthest away from Colby Drive as possible.”

Quite why the owner of Lot 11 was exempt from the restriction is unknown, but it is interesting to think that in the 1920s it was common enough for home owners to keep such animals in their back gardens that the builders thought it necessary to ban the practice on this development.

Fortunately, the clients had no intention of keeping any livestock in their garden, so they were able to complete their acquisition without delay.
