Following a detailed assessment, the Surveyor concluded that this three-story terraced property in Bolton, Greater Manchester had been poorly maintained. The buyer was advised to obtain a quote for the total cost of this refurbishment before signing any legal contracts.

A significant amount of renovation needed

Although the Building Survey in Greater Manchester did not identify any of these problems as serious defects, there were numerous issues that would require essential repair work. Unfortunately, these repairs could be quite expensive for the buyer.

Roof

Attention was drawn to the roof coverings, which will require a full overhaul. The roof also appears to be subsiding and should be subject to a full inspection by a qualified specialist.

The report also noted that storage is blocking the guttering from the back garden. This needs to be attended to because the buyer should ensure that there is no leaking or damage present at this section.

Sanitary fittings

The sanitary fittings in this property are leaking, which is causing dampness along the floorboards. The report strongly advises the buyer to contact a plumber to inspect this and to determine the cause of the issue.

Failure to address this dampness could lead to the development of mould growth, which is a health hazard.

Further investigations that will need to be arranged

  • The Building Survey recommends that further investigations are arranged for the following components:
  • Fireplaces and chimney breasts – a builder should inspect the chimney area to confirm that the front stack and the chimney breast were removed.
  • Floors – The bathroom floor may need to be relayed after the dampness problem has been resolved
  • Services (electricity, hot water and heating) - Some of the services in the property appear to be dated or unusual. The Surveyor recommends an inspection of these elements by a professional.
  • Dampness – The Building Survey advises the buyer to arrange for a Timber and Damp Proofing inspection by a specialist. Alleviating dampness is a priority for the kitchen, bathroom and the walls of the ground floor area.
