All spouts, fall pipes, eaves, drains, gutters and similar privileges of a continuous nature now used and enjoyed in connection with the property hereby conveyed and the said adjoining property shall continue to be so used and enjoyed in common with the respective owners for the time being of the properties served thereby and such respective owners shall contribute in their proper proportions to the maintenance and repair.
