Solicitor completes on sale of semi-detached house in Oxford

Fridaysmove -approved Solicitor Dawn Thomas handled the Conveyancing in Oxford for a semi-detached dwelling valued at £257, 000 and located on Edwin Road, OX11.

Completion certificates were obtained by Dawn from the local authority (South Oxfordshire Council, Benson Lane, OX10 8ED) and forwarded to the purchaser’s Conveyancing Solicitor for the following renovations:

  • P05/W0049 - New Garage. (Completed 23. 02. 2005)
  • P01/W0178 - First floor extension. (Completed 06. 04. 2001)
  • P94/W0323 - Porch and cloakroom extension. (Completed 28. 06. 1994)

The land has the benefit of the following rights granted by but is subject to the following rights reserved by a Conveyance of the land in this title dated 14 March 1961 made between (1) N. Blake Limited (Vendors) and (2) John F (Purchaser):-

"TOGETHER with the right to take gas water and electricity and to the passage of water and soil through the pipes cables drains and sewers respectively now serving or intended to serve the property hereby conveyed AND TOGETHER ALSO with a right of access for the Purchaser and his successors in title to any land or property in on or over which the said pipes cables drains and sewers are laid or installed for the purpose of relaying maintaining repairing replacing and inspecting the said pipes cables drains and sewers or any of them PROVIDED that the person or persons exercising such right of access shall be liable for all damage or disturbance caused by the exercise of such right and shall carry out any such works as quickly as reasonably possible EXCEPT AND RESERVED unto the Vendors a similar right to take gas water and electricity and to the passage of water and soil through the property hereby conveyed and thence into the main sewer with a right of access to such property for the purpose of relaying maintaining repairing replacing and inspecting the said pipes cables drains and sewers or any of them PROVIDED that the person or persons exercising such right of access shall be liable for all damage or disturbance caused by the exercise of such right and shall carry out such works as quickly as reasonably possible. "
