The flat at Dryden Court, Gateshead NE9 was valued at around £87,000. The gateshead branch of north-east agents Sarah Mains Residential had sent the usual sales particulars, from which it appeared that the flat was in a recent development.

As the property formed part of a modern block, Katie had to check that the necessary planning consent had been obtained and see copies of relevant planning documents. When granting planning consent for larger developments, such as in Gateshead, local authorities will now often require the developer to enter into a planning agreement (known as Section 106 Agreements). They are increasingly used to cover the provision of services and infrastructure, such as highways, recreational facilities, education, health and affordable housing. Such Agreements may be binding on subsequent property owners, so Conveyancing Solicitors acting for purchasers will need to see copies of any which affect the development. As the papers supplied by the Solicitors included a copy of a S106 Agreement, Katie was able to check that this would not cause any problems for the buyer.
