Clay Bottom, Bristol

Fridaysmove Bristol Conveyancing Solicitor Bethany Wright recently handled the sale of a freehold residential property at Clay Bottom, Bristol BS5.

Local Agents House & Co of 11 Straits Parade, Fishponds, Bristol, BS16 2LA found a buyer for approximately £172,000 and their sales particulars confirmed that the buyers were represented by the Fishponds office of Bristol Conveyancing Solicitors Henriques Griffiths of 770a Fishponds Road, Bristol, BS16 3UA.

The clients were asked to complete a property information form online.  This form is part of the Conveyancing process, and contains a large number of questions about the property being sold which sellers are asked to reply to.  Clients will often have difficulties in replying to all the questions and will ask for assistance from their Conveyancing Solicitor.

It is essential that honest answers are given, but owners are only asked to give information about things which they actually know about or are aware of.  Buyers may choose to have a survey carried out if they want and their Conveyancing Solicitors will carry out usual searches.

If you claim that you 'don't know' about something and you are genuinely unaware of it then there will not be a problem.

Owners understandably think that buyers will be put off if they give some adverse information such as disclosing an argument with the neighbours about something affecting the property. Indeed this can be a problem and would be ill advised.  Providing incorrect or misleading answers can give rise to subsequent claims for misrepresentation, so it is advisable to always give accurate and honest answers to the questions on the form.

Further advice about completing these forms can be found on this website

The completed form was sent to the buyers Bristol Conveyancing Solicitors together with the draft contract and copy title documents, so that they were able to proceed without delay and the sale was swiftly completed.
