Remortgage and Purchase Conveyancing – Leeds Building Society Requirements

When it comes to requirements form their solicitors or conveyancers conducting their conveyancing – Leeds Building Society ( Leeds ) set out their legal requirements in via the Council of Mortgage Lenders.

We set out below some of Leeds conveyancing requirements covering both freehold conveyancing and leasehold conveyancing. Freehold Conveyancing – Leeds BS Requirements ( non comprehensive )

Question 5. 1. 1- Contact point if the seller has owned the property for less than 6 months.

Answer : Mortgage Lending Department. Require confirmation of seller's date of original purchase and price paid. For remortgages Leeds also require confirmation that property is
currently owned by the applicant. The address for the Mortgage Lending Department is PO Box 337, Leeds, LS1 5PR DX 12299 Leeds 1.

Question 5. 2. 5. 1- Do you accept personal searches?

Answer : Yes

Question : 5. 2. 5. 2- Do you accept search insurance, if so what are your requirements?

Answer : Yes, at your (i.e. the conveyancing lawyers ) risk and provided you are satisfied that
our interests are safeguarded.

Leasehold  Conveyancing – Leeds BS Requirements ( non comprehensive )

Question 5. 5. 1- Do you lend on flying freeholds?

Answer : No, but if a small part of the Property is affected this may be acceptable - refer to Leeds Mortgage Lending Department.

Question  5. 10. 1- What minimum unexpired lease term do
you accept?

Answer : Mortgage term plus 40 years.

Question : 5. 15- Contact point for lending on affordable housing, shared equity and shared ownership and where relevant your requirements.

Answer : If this is a shared ownership mortgage, you will need to comply with the Society's shared ownership requirements.

If the property is being purchased through a shared equity / affordable housing scheme which has been approved by Leeds BS, the Society's requirements in relation to such schemes must be complied with.
