Purchase of leasehold residential conveyancing: Conveyancing High Street, Addlestone, Surrey, KT15

In February 2007, our residential conveyancing Addlestone team conducted the purchase conveyancing for a 125 year leasehold, for a property valued at around £159, 500. 00, which was located at Addlestone, Surrey.  The property was in the local authority of Runnymede Council.

The local authority search revealed that Collingsbourne was an unadopted road in the area. This was of concern to the buyer and their mortgage lender.

Further investigations needed to be made with the vendors as to the ownership of the road and practical arrangements in terms of maintenance and upkeep.

The Land Registry Office Copies supplied revealed that the vendors had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.

The Seller's Property Information Form, as supplied by the vendors, was more than two months old and therefore we needed to have this refreshed.
