Leasehold Residential Property
15 Newport Avenue
East London, E14.
Property Valued at £240, 000
In October 2008 Fridaysmove specialist conveyancing Canary Wharf and Poplar team of lawyers had previously acted on the purchase for a 999 year leasehold for the above property located in East London E14.
Tower Hamlet Council is the local council for this area. Searches found that Newport Avenue was an unadopted road, this gave concern to the buyer and mortgage lender. More investigations were made about the ownership and the maintenance of this road. It was also found planning permissions were affecting this property.
For your information: Unadopted or private roads do not belong to any Local Authority and they have no duty to maintain them. However, there are rights of way - and/or highways for specific classes of vehicle. More about private or unadopted roads.
Land Registry Office found the vendors had owned the property for less than five years, meaning the property could be sold at Undervalue. There was more than one mortgage over this property. Checks were made to ensure the vendors were not in negative equity, and could discharge all mortgages over this property. A discrepancy was found between the vendors legal papers and the Official Copies. This needed to be clarified by our conveyancing lawyer. Making sure that the registered owner and the seller named on the contract were one of the same.
