Purchase of freehold residential property: Conveyancing Lewes, East Sussex, BN7

In May 2008, our Fridaysmove conveyancing Lewes team were instructed on the purchase conveyancing for a freehold for a residential property valued at around £335, 000. 00.  Located at Lewes in East Sussex - the local authority for this home being Lewes District Council.

We managed to considerably better the national average (90 days) in concluding this transaction within 25 days of receiving the sale contract from the sellers conveyancing solicitor/licensed conveyancer.

A risk of natural subsidence was uncovered (further details can be viewed in the environmental searches).

Comprehensive conveyancing questions were submitted within 1 of receiving sale contract, including transfer deeds.  The home was also noted as a listed building.

We needed to obtain a copy of the listing and ensure that all previous works at the property complied with the listed building requirements and planning permissions.

A risk of natural flooding in the area was uncovered in conveyancing searches.  We needed to check with the sellers whether or not the property had ever suffered from flooding, as well as make sure that the insurance would be available to cover the risk of flooding.  Also, there was risk of natural subsidence.

The Land Registry Office copies that were given to us, were out of date and fresh copies were requested from the sellers conveyancing solicitor.

The Land Registry Office Copies supplied revealed that the sellers had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.
