Purchase of freehold residential conveyancing: Conveyancing Wargrave, Reading, RG10

In October 2009, our residential conveyancing Berkshire team acted on the purchase conveyancing for a freehold, for a residential conveyancing valued at around £250, 000. 00.  This property was located at Wargrave, Reading and the local authority area of the residence was Wokingham Council.

The national average to finish a conveyancing transaction is 90 days however, Fridaysmove completed this matter within 35 days of receiving the contract papers from the vendors property lawyer .

Comprehensive conveyancing enquiries were emailed within 1 of receiving contract papers (including conveyancing searches, Official Copies, Copy Deeds).

The Land Registry Office Copies supplied revealed that the vendors had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.

The Land Registry documentation revealed that the property was subject to restrictions, as set out in a transfer dated 30th September 1990.  It was important that we checked with the vendors property lawyer that the aforementioned restrictions had been fully complied with.
