Purchase of freehold residential conveyancing: Conveyancing, Acton, London, W3

Our residential conveyancing Acton team, in October 2007, handled the purchase conveyancing for a freehold, for a residential home located at Acton, London.  The estimated value of the property was £590,000.00 - and Ealing Council Borough Of London was the local authority on the area.

A risk of natural subsidence was uncovered (further details can be viewed in the environmental searches).

Planning permissions were discovered by the expert.  The conveyancing searches  also revealed that the property was at risk of natural flooding (as shown on area environmental searches).  We needed to check with the vendors whether or not the property had ever suffered from flooding, as well as make sure that the insurance would be available to cover the potential flooding.

The Land Registry Office copies that were supplied revealed that the vendors had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.

The Land Registry documentation revealed that the property was subject to restrictions, as set out in a conveyance dated 17th February 1910.  It was very important that we checked with the vendors property lawyer that these restrictions had been fully complied with.
