In June 2009 our residential conveyancing Marks Gate team were handling the purchase conveyancing for a freehold for a residential conveyancing valued at around £247,500.00 located at
Chadwell Heath, Essex, RM6. The local authority area of the home is Redbridge Council -
www.redbridge.gov.uk/. Comprehensive conveyancing enquiries were emailed
within the same day of receiving contract papers (including conveyancing searches, Official Copies, Copy Deeds). The Land Registry Office Copies supplied were out of date and accordingly
fresh copies were requested from the vendors conveyancing solicitor. The Land Registry documentation revealed that the property was subject to restrictions/rights/covenants as set out in
a conveyance dated 17/04/1957. It was important that we check with the vendors property lawyer that the aforementioned restrictions/covenants etc. had been fully complied with. The
Seller's Property Information Form (SPIF) as supplied by the vendors was more than two months old and therefore we needed to have this refreshed. Gemma Farguson was the property lawyer in
charge of conveyancing in Marks Gate, Barking And Dagenham, East London, London. The estate agent's memorandum of sale detailing the vendors property lawyer was obtained shortly before
receiving the contract papers. The estate agent was the Spicer McColl branch covering Marks Gate.
