Purchase of freehold property : Bridge Road, Epsom, Surrey, KT17 - Conveyancing in Epsom

In July 2009 our property conveyancing Epsom and Ewell team were instructed on the purchase conveyancing for a freehold for a property valued at around £420,000.00 located at Bridge Road, Epsom, Surrey, KT17.

The local authority for this property is Epsom and Ewell - www.epsom-ewell.gov.uk/. Specific conveyancing enquiries were sent within the same day of receiving sale and purchase agreement (including Copy Deeds).

The conveyancing searches revealed that the property was at risk of natural flooding (as shown on area environmental searches). We needed to check with the vendors whether or not the property had ever suffered from flooding as well as make sure that the insurance would be available to cover the risk of flooding.

The Land Registry Office Copies supplied revealed that the vendors had owned the property for less than five years and as such there was a danger that the transfer of the property to the seller could be set aside if it was established that the property within that five year period was a Transfer at Undervalue.

Jaaine Intharajah was the property lawyer in charge of conveyancing in Epsom and Ewell, Surrey, South East England. The estate agent's memo of sale detailing the vendors conveyancing solicitor was obtained shortly before receiving the sale and purchase agreement.

The estate agent was the Personal Agent branch covering Epsom and Ewell. - http://www.thepersonalagent.co.uk. The seller's conveyancing solicitor Epsom and Ewell was Thomas Eggar - DX85715 Crawley. Surrey, South East England, Epsom and Ewell - Conveyancing - freehold : Epsom and Ewell
