Home purchase completes in Bexhill on Sea, East Sussex, TN40

Our Fridaysmove  Bexhill team handled, in September 2009, the purchase conveyancing for a freehold, for a property valued at around £250, 000. 00.  It was located at Bexhill on Sea, in East Sussex - and therefore the local authority for the home was Rother Council.

Detailed conveyancing enquiries were faxed within the same day of receiving draft contract documentation (including Transfer Deeds, Standard Conditions of Sale, replies to Requisitions on Title).

The local authority search revealed that Renown Close was an unadopted road in this area and this was of concern to the buyer and their mortgage lender.  Further investigations needed to be made with the registered owners, as to ownership of the road and practical arrangements in terms of maintenance and upkeep.

The handling conveyancer discovered that there were planning permissions affecting this residence.  The Land Registry Office Copies supplied were out of date and new copies were requested from the registered owners conveyancing solicitor.

The Land Registry documentation revealed that the property was subject to restrictions/rights/covenants as set out in a transfer dated 30th November 2001. It was important that we checked with the registered owners conveyancing lawyer that these restrictions/covenants etc. had been fully complied with.

The property lawyer, Serina Abay, was the expert in charge of the Bexhill area.

The estate agent's sales memorandum, detailing the registered owners conveyancing lawyer, was obtained shortly before receiving the draft contract documentation.  The estate agent was Burgess and Co (branch covering Bexhill).

The seller's conveyancing solicitor was Gaby Hardwicke.
