Purchase and Remortgage Conveyancing with the Yorkshire Building Society

This article applies to you if you require a mortgage with Yorkshire Building Society

If you are mortgaging or remortgaging with the Yorkshire Building Society,  Conveyancing Solicitors who act for you will need to check Yorkshire’s legal requirements.

Just because your mortgage application has passed and that you are suitable for a mortgage offer from Yorkshire Building Society (Yorkshire), it does not mean to say that the property will be meet their requirements for the purposes of a mortgage.

Like that  majority of banks and  building societies, Yorkshire, will commission a valuation on the property but they will also have legal requirements imposed on their conveyancing lawyers, such as Fridaysmove who have to comply.

These conveyancing requirements are set out in the CML Lenders Handbook which almost all UK Lenders subscribe to. Part One of the CML Lenders Handbook sets out general conveyancing requirements.

Each lender, such as Newcastle, then has their own conveyancing  requirements which are set out in their own Part Two Section which is published here.

Set out in this article are  examples of freehold and leasehold requirements for conveyancing Yorkshire BS loans dictated through their Part Twos.

This is not an exhaustive summary of the Yorkshire conveyancing lending requirements but rather a  small  number of examples which are only applicable  as at 10th October 2009.

Like many banks, Yorkshire change their conveyancing obligations periodically so it is best to check with your property solicitor or conveyancing lawyer as to whether the property meets the Yorkshire’s Part Two requirements.

It is worth noting that not all law firms are on the Yorkshire Conveyancing Panel. In other words not all conveyancing lawyers can carry out conveyancing for Yorkshire.

Conveyancing Solicitors on the Fridaysmove panel are on the Yorkshire conveyancing panel and have been so for nearly five years now.
