Quiet Enjoyment Covenant

A Quiet Enjoyment Covenant is an arrangement between a tenant and a landlord that affords the tenant a right to quiet enjoyment of the property. This means the landlord should not cause any disturbances at the property, so long as the tenant does not breach any terms of the covenants in the lease.

A purchaser’s Solicitor will search for this Quiet Enjoyment Covenant during the Conveyancing procedure. This applies to a standard leasehold property.
