As from 06/05/2009 a new form called the 'Property Information Questionnaire' or 'PIQ' was introduced for mandatory inclusion in the Home Information Pack.
Although on face vale this is just another form, the PIQ does in fact expose home seller's to the risk of being sued as a result of making an inadvertent mis-statement.
Worse still, the PIQ was hurriedly drafted by the government without proper consultation with the legal profession and as such is a potential minefield for the unwary. In some cases it is impossible not to leave yourself exposed to risk without deviating from the prescribed format.
