Dawn was highly proactive on the matter raising additional enquiries immediately upon receipt of the draft contract papers (including Sales Memorandum Official Land Registry docs) from the seller's Conveyancing Solicitor, The Howe Practice Limited.       .
        
The purchase was routine with few hiccups.  Notably the Seller's Property Information Form (SPIF) as supplied by the sellers was more than two months old and therefore we needed to have this reviewed and refreshed.  (The SPIF has not been required since the may 2010).  Land Registry OC1's were also out of date and needed to be re-ordered.

The Solicitor also discovered that there were a few Planning permissions that potentially had an impact on the property. 

The home lies inside the local authority district of Stockport Council and Dawn worked closely with the local authority to acquire property searches.
