Nottingham Conveyancing Solicitor struggles to find parish boundary

Stephanie Gerstler, an expert in Notingham Residential Conveyancing, noted that it was difficult to actually locate the boundary between Gamston and West Bridgeford.

Largely down to the growth and development of Gamston (now seen as a suburb of West Bridgeford in Nottingham) Gamston is actually a civil parish in its' own right.

Although seemingly conurbated with West Bridgeford it is actually considered to be in the Rushcliffe Council district.

The difficulty was noted when acting for the purchase of a property completed by Fridaysmove in February.

The buyers of the property on Ashness Close, Gamston, Nottingham, NG2 were already residents of the area and the Solicitor's noting of the boundary issue were not of concern to them as the 'curiosity' turned out to affect the case in nothing more than an administrative way.

Buying the house for just under £1/4m, it was noted that despite being a relatively new build property, the land itself was subject to a covenant dated 23/10/1997.  The detail of this is beyond the scope of this report but rights, restrictions and covenants are set out on title documents which can be sourced from the Land Registry.  Suffice it to say Stephanie ensured that the covenant had been adhered to by the sellers.

Surprisingly environmental searches flagged up a possible radon gas issue in the region, however this was discounted following further investigation.
