Mysterious dampness readings

A recent Home Buyers Survey in Birmingham record high levels of dampness inside a 3 bedroom property that the new owner would need to address. Unfortunately, the surveyor could not determine the root cause of this problem.  In this situation, the buyer will need to arrange for an expert to come and inspect the property so that the cause of the dampness can be eliminated.

Why is dampness a major concern?

Dampness can be a major problem for homeowners because of the health dangers that can arise if it is left untreated. While all buildings possess some level of damp, excessive amounts can lead to the development of fungus. This can release hazardous toxins and can be particularly expensive to treat.

How to remove it

In order to resolve this, parts of the property would need to be disturbed. The buyer should consult with the current owner of the property on how to go about doing this and once the dampness is repaired, additional work may be needed to prevent it from returning.

Other concerns raised from this Home Buyers Survey in Birmingham

The HomeBuyer Report in Birmingham also suggested that the gas piping be replaced. Some of it is comprised of lead, which could deteriorate in the future, potentially resulting in gas leaks. The buyer may want to have these replaced to prevent any long term problems.

The buyer was also advised to search for evidence of an electricity certificate or ask a qualified contractor to inspect the electrics before moving in. Getting a guarantee is always the best way forward for home buyers.
