Scott Avenue, Manchester
Qualified Solicitor and Manchester Conveyancing expert Anthony Tse recently spotted a rather concerning oversight on the information pack supplied by the vendor.
Specifically it was noted that the local authority searches did not make mention of a planned city council development in the form of the installation of a 2.4 metre high vehicle access gate/barrier to the alleyway immediately opposite the house.
The property, located on Scott Avenue, Manchester, M21, was subject to further enquiries carried out by the Fridaysmove planning team an it was they that identified the planning permission omitted from the HIP.
Often planning permissions go undisclosed in the Conveyancing process as they can be awkward to locate, however Fridaysmove always operated a secondary process in which they directly contacted the local Manchester City Council at Town Hall, Albert Square, Manchester, M60 2LA.
In this case it transpired that the development works would not have adversely impacted the purchase, however there are historical instances of when such oversights could have compromised the value of the property.
The Chorley-cum-Hardy home did not overlook the access barrier proposed and in any event the proposals showed it to be discrete.
Anthony noted that the estate agent - JP & Brimelow of 430 Barlow Moor Road, M21 8AD - forwarded the sales memo on the same day that the offer was accepted, allowing the sellers solicitors, Abacus of Reedham House, 31-33 King Street West, Manchester, M3 2PN to issue an initial contract pack within 2 days.
The matter completed on time on 17th August.
