'Dream Home' considered a risk by a Building Survey in Brighton

A Building Survey in Brighton has expressed explicit warnings to the buyer. The RICS Chartered Surveyor described the plan to purchase the residence as 'risky'.

Damp

Concerns were specifically centered upon the fact that the property amounted to an 'unfinished building project'.

The Surveyor voiced their partiular fear that the floor would be prone to absorbing dampness and that remedies to contain the situation must be considered before there is any exchange of contracts.

'Unfinished Building Project'

The Building Survey in Brighton warned that, as the building had not even been completed, there was no telling what problems might emerge in the future.

The courses of action suggested, in order to defend against future defects, related to the acquisition of guarantees and other insurance documents that would safeguard against disaster.

It was felt that the property's completion would be expensive and inconvenient because of its unconventional design.

The prospective buyer's plan to make improvements to the unfinished swimming pool would likely impact upon the serviceability of other parts of the house at an expense.

The gravest impact that this decision may have, according to the home buyers report, was that by employing their own team to finish the swimming pool, the buyer may invalidate any guarantees for work done by the previous team.

Don't Rush

The Surveyor conceded that the report may seem overly negative and complimented several features of the houses design and construction.

However, they felt it was their duty to point out the very real dangers present, particularly as the transaction was taking place at such speed. They expressed a degree of dismay at the fact that the Building Survey in Brighton had not been commissioned until so late in the process.

Occasionally, a home buyer falls in love with a property at first sight. There's nothing wrong with that, but it must not cloud judgment or distort any of the sensible measures that should be taken before buying a home.

As the Building Survey in Brighton shows, unless you want your heart broken, its best to take things steady and contact a Surveyor.
