A three floored terraced house has been judged as ‘generally well maintained’ by a HomeBuyer Report in Sheffield
The late Victoraian townhouse featured three bedrooms and two living rooms across three floors.
It was the roof that attracted a great deal of the RICS Chartered Surveyors attention, who remarked that a good quantity of the slats were displaced. In certain parts, the lead tingles were clearly visible.
An internal inspection during the Sheffield Bulding Survey revealed that the roof has also never been installed with underlying water-proofing. The underside of the slats that were visible were damp – confirming that the roof was not in a watertight condition.
The recommendation forthcoming from the HomeBuyer Report in Sheffield was substantial. It suggested that the roof be fully stripped and re-covered upon a new waterproof breathing felt.
Readings taken with a damp meter revealed that high levels of damp were penetrating the external wall of the lounge and dining room. Subsequently, the property needs to be treated with a chemical injection damp proof course. In conjunction with this, the lower meter of the wall must be replastered after the exposed brickwork is injected.
This problem has arisen because the original property had not been fitted with a DPC (damp proof course), the HomeBuyer Report in Sheffield stated.
The measures required to make these improvements may sound drastic but they are in fact affordable and not too time consuming.
Despite pointing out these flaws in the building, the Registered Surveyor was satisfied that so long as the potential buyer understood the costs of the necessary repair work, they would be justified in going forward with the purchase.
The HomeBuyer Report in Sheffield clearly underlines why so many home buyers are obtaining one before they purchase. Mortgage Valuation Surveys do not examine properties thoroughly enough to gain a full insight into their defects. Armed with an accurate and complete surveyance of a home, a buyer can make an educated decision about whether to buy it or not.
