In November 2008 our Canary Wharf and Poplar residential conveyancing team (headed by Mary Spiteri-Panayi) were asked to handle the purchase conveyancing for a residential leasehold valued at £367, 500 at Seacon Tower, 5 Hutchings Street, London, E14 (Tower Hamlets Council).
Comprehensive conveyancing enquiries were emailed within the same day of receiving contract papers. These included:
- Conveyancing searches
- Official Copies.
- Copy Deeds.
The handling conveyancer discovered that there were planning permissions potentially affecting this residence as the Land Registry Office Copies supplied revealed that the vendors had owned the property for less than five years and were in danger of the property being set aside if the property, within that five year period, was a Transfer at Undervalue.
The estate agent's memorandum of sale detailing the vendors property lawyer was obtained shortly before receiving the contract papers. The estate agent was the Canary Wharf and Poplar branch of Felicity J Lord. The seller's conveyancing solicitor was Drydens.
In spite of a minor set back, the sale was completed quickly and efficiently.
