Moving home can be fraught with uncertainty and complication.  Once you have agreed a price on your property you will have probably identified the best mortgage rate, negotiated the sharpest deal with your estate agent and agreed the best price with your buyer or seller.

Well actually this strategy is nothing short of a gamble!

It is hard to believe but the shocking fact is that in England and Wales no contract exists between buyer and seller until contracts are exchanged. 

Unsuprisingly the longer your purchase or sale takes, the higher the probability of it falling through.  So what can you do to speed up your move?

First thing to do is avoid instructing online - CALL THEM!.

    (they should set up the file, apply to managing agents for info, carry out ID checks, provide you with protocol forms to complete etc.  This means you will be weeks ahead when you accept an offer from a buyer)
