Salgasson Walk, Cambridge

Salgasson Walk, Cambridge

Property in Cambridge is highly sought-after as a result of the city's heritage and both natural and architectural beauty. These factors mean that restrictions may be more prevalent in the region, and hence Conveyancing for Cambridge homes must be both detailed and efficient.

Conveyancing Solicitor Gemma Farguson has worked on several transactions in Cambridge, including the freehold purchase of home on Salgasson Walk, Great Cambourne, Cambridge, Cambridgeshire, CB23 in October 2010.

The land registry documentation that was provided to Gemma highlighted several covenants affecting any properties located within the estate which was set out in a transfer from 2003. The following are some of the covenants that were listed:

  • Not to obstruct any part of the common accesses.
  • To contribute a fair proportion of the cost of inspecting, maintaining, repairing and renewing, the service installations and the common accesses if any (including any entrance roof and any appurtenant boundary structures save for those shown marked with a ‘T’ on the plan or which comprise the walls of any buildings) which serve the property.
  • To keep in good condition and repair such parts of the common accesses and service installations (if any) as are within the property.
  • Not prior to the completion of the residential development of the estate or for a period of 10 years from the date hereof whichever shall be greater to construct or place any additional building or other erection on the property or alter the external appearance of or make any external alteration in or addition to the property or to the dwelling [and garage/car port] erected thereon, or to lay any sewers drains or other conduits on or in the property without the previous written approval of the transferor.

The estate agent was the Malcolms branch located at Unit 2, Caxton House, Broad Street, Great Cambourne, Cambridge CB23 6JN.

The local search was conducted through Cambridge City Council at The Guildhall, Market Square, Cambridge, CB2 3QJ. The search results revealed that Salgasson Walk is an unadopted road and also that there are two tree preservation orders affecting the property (Jeavons Lane Tree Preservation Order No.2 2001 09.03.2001, Cambourne Village Tree Preservation Order No.1 1973).

Gemma ensured that all of the above details were highlighted and brought to the attention of the purchasers to ensure that their plans for the property were not adversely affected.

Gemma’s proactive Conveyancing led to rapid completion of the transaction on the 14th of October 2010.
